Villa Chang-Guu is offered For Sale from 13m THB (approx. $350,000 USD). The sea-view villa is 3 levels high, accommodates 2 king-sized bedrooms with a total built-up liveable area of 270sqm on a Chanote land plot of 360sqm+ and has its own private yard with 6m x 3m ‘zero-edge’ swimming pool.

Since completion, Villa Chang-Guu has held an impressive rental occupancy of 85%-90% (proving ideal as an investment).

Villa Ling-Guu is also offered For Sale for 12m THB (approx. $325,000 USD). Each of the 4 Guu Villas have their own separate parking areas at the front entrance to the property (located on the east side / mountainside of the development).

Once entering through the individual property gate from the privately-owned access road, there is ample parking for motor vehicles and motorcycles.

The design concept of The Guu Villas was to create a modern, tropical residence of ‘adaptable & useable living space’. Floor-to-ceiling glass doors & windows not only allow each room an abundance of natural light but extend onto the back living spaces and further highlight the expansive sunset sea view, while always letting in fresh air to every level of the home.

As you enter the main living section of the villa, occupants enjoy a spacious social room with a large TV & upholstered sofa. This space transitions to an open-planned design encompassing a modern kitchen & dining area, with each room furnished in tailor-made pieces imported from Bali & Java, Indonesia. The exterior perimeter is lined with 2,800mm high glass doors allowing direct access to the garden, sala/gazebo, and private swimming pool.

Villa Chang-Guu offers 5 different living areas: living room, pool side sala, first floor terrace & dining area and the 70m2 rooftop lounge space with uninterrupted sunset views towards famous Phi Phi Island.

Custom cabinets with stone benchtops will complete the fully functional kitchen. A large refrigerator recess, stove & oven, dishwasher-capable, pantry, and built-in microwave nook allow for all your culinary comforts. Also included in the air-conditioned kitchen & dining room is a 2m long island and breakfast bench leading towards the comfortable 6-seater dining table (table & chairs all made of high-quality teak wood sourced in Java, Indonesia by the villa designer ~ Studio Thé).

A set of 2 king-sized bedrooms with ensuite bathrooms (including showers, stone benchtops & double vanity sinks) are placed on the ground floor & first floor. These air-conditioned bedroom retreats have built-in robes with plenty of clothing and storage space. The tall aluminium sliding glass doors enable easy entry to the outside living spaces.

The first floor Master Suite enjoys direct access to the work-from-home office, over-sized terrace and sea view.

Bedroom #2 on the ground floor has direct access to the Balinese swimming pool (6m x 3m), poolside sala and the rear garden.

Each of the 2 bedrooms have a tastefully appointed ensuite bathroom which features artisan tiles, double-vanity stone benchtops and quality western fixtures & fittings. In addition to these bathrooms, there is a 3rd communal WC located on the ground floor and a poolside shower in the rear courtyard.

Continuing the modern functionality of these new villas, the designer has included a self-enclosed office at the top of the floating staircase to the first floor. With a built-in 2.8m long timber desk, fitted with electrical power points, air-conditioning and window views to the terrace, this section lends itself as a quiet shared workspace for 2 people.

Note: The rooftop, living room and pool-side sala also offer comfortable working spaces.

Space! Each of The Guu Villas offer an abundance of liveable space within their own private sanctuary ~ including an over-sized outdoor terrace & rooftop retreat designed for entertaining.

The first-floor terrace (66m2) is accessed via the master suite & from the work-from-home office at the top of the stairs. This terrace includes outdoor furniture designed to specifically suit the open sundeck, which includes generous poly-rattan sofas and a teak-wood dining table, tucked undercover from the natural elements.

The 70m2 rooftop retreat is likely one of the most popular spaces in each Guu Villa (second only perhaps to the Balinese swimming pools) as it boasts sunset sea views towards famous Phi Phi island, including Koh Lanta’s favourite Long Beach. The rooftop has room for a lush garden, pool table, hammocks & bean-bags (ideal for lazy afternoons & shared evenings!)

Placed in the rear garden next to the villa and the Balinese swimming pool is a sala/gazebo ideal for outdoor dining, BBQs, swinging hammocks or creative lounge space. The free-standing 3m x 3m structure provides additional shade-cover and an extra spot to entertain family and friends.

Villa Chang-Guu has room for its own laundry / storage located on the ground floor level with additional pantry stowing space. This room allows the potential for a washing machine recess, plenty of shelving and is conveniently placed close to the kitchen and 2 king-sized bedrooms.

Finished with traditional green sukabumi tiles from Bali, Indonesia, the pleasantly sized 6m long by 3m wide swimming pool at Villa Chang-Guu features plenty of room for sunbeds and entertaining. Each villa will have its own swimming pool, and with a depths from 1.20m-1.60m, the private swimming pools are the perfect place to cool down on warm tropical afternoons.

Villa Chang-Guu is situated on an individual land plot of approximately 370-380m2 and has a manicured front garden area integrated with the parking spaces and a large 200m2 rear garden including the swimming pool & sala/gazebo. A thick, natural fence of bamboo and palm trees will wrap the perimeter of each villa in traditional Balinese fashion, whereby the boundary ties into the green vegetation as much as possible, allowing a truly unique outdoor paradise!

With 9 beaches lining the popular west coast of Koh Lanta, there are certainly no shortage of sandy swimming spots to spend your days and evenings. The closest and most popular beach on the island, Phra Ae / Long Beach is only a 5-minute walk from The Guu Villas. With the local beach stretching approximately 5km long, the Guu development is located at the southernmost tip of the Long Beach area, which is known for its bamboo beach bars, lazy hammock-filled restaurants, volleyball nets and nightly sunset entertainment!

Long Beach is a well-known family friendly area that is populated with numerous gyms (inc. Muay Thai), laundry facilities, convenience stores, tourist shops, art galleries, bookshops, western restaurants, and trendy themed bars with local and foreign owners.

The Guu Villas: Booking & Cancellation Policy

Standard Booking Policy

We understand that from time to time, situations arise that require an amendment or cancellation of a booking. Please note our booking and cancellation policies and note that we encourage you to consider travel insurance to protect against unexpected changes in travel plans.

Payment: Deposit amount (50%) is charged at time of booking, whereby a payment receipt & booking confirmation will be emailed to the guest upon funds arriving in our Siam Commercial Bank (SCB) account OR other nominated & agreed upon account. The balance owing (50%) is due at/or before the check-in date.

How do I change or cancel my booking? Please make changes or cancel your booking with the same booking channel that it was originally made: direct to The Guu Villas, Booking.Com, Airbnb, or other as necessary.

Date Changes: Amendments to bookings can be made if more than 30 days prior to your arrival date (only if availability of Villa Chang-Guu allows for adjustment without affecting any other guests’ bookings). Amendments cannot be made less than 30 days prior to your arrival date and may be considered a ‘cancellation’.


Cancellations made greater than 30 days before arrival / check-in date will be given a full refund.

Cancellations made less than 30 days before arrival will forfeit the total deposit amount (equal to 50% of the total booking fee) and will not receive any refund.

If guests fail to arrive or do not stay for the full number of booked nights, no refund will be provided.

By contacting us, using our services, or visiting our website, which is owned and controlled by us (“our site”), you are accepting and consenting to the practices described in this Internet Privacy Policy unless you inform us otherwise.   We reserve the right, at our discretion, to modify or remove portions of this Internet Privacy Policy at any time.
